Buying Real Estate

Here in Indiana, real estate is currently considered an “essential business” along with Financial Institutions, Title Companies and Appraisers.

Per Gov Holcomb’s Executive Order, we are conducting business via telephone, video conferencing, FaceTime and any means where we do not have to physically be in the same room. Additionally, when it is imperative to be in person due to affecting your financial or legal position, we are practicing social distancing and instituting safety precautions for all.

Because The Real Estate Pros are part of the Keller Williams brokerage, we have lots of tools and technology available to still help our clients sell their home, even now.

If it will adversely affect you financially or legally, we have come up with a process to ensure the least amount of physical interaction, but still meeting your needs.

  1. Have your agent set you up on a search from our website with the home criteria you are looking for. Within a few minutes of a home going on the market, you will receive an email notification with a link to the property information and pictures.
  2. Browse our website for homes you are interested in. You can “favorite” homes you are interested in and compare them.
  3. Narrow your list to 5 or less homes you would like to see.
  4. Call/Text/Email your agent with your list.
  5. Your agent can preview the home for you in one of two ways. He/She can take a video of the home and send it to you to view or they can use a video phone app like FaceTime or Google Hangouts to walk you through the home while you never have to leave the comfort of your couch.

After the video tours, if you have narrowed the list to a couple of homes, your agent can usually arrange for an in-person showing, if necessary. We are supplying our clients and agents with gloves, booties, sanitizing wipes and hand sanitizer.

We want to keep you and the home sellers as safe as possible! Keep in mind, not all sellers are allowing people into their home. This is completely up to each individual seller.

Throughout the home buying process, you will be supplied with the contracts, reports and information you need without having to go anywhere. Great, right?

Title companies are working with us to keep in compliance with the Governor’s order of social distancing when it is absolutely necessary to go in person. If we order title, we will close at our office with a mobile closer in Pendleton. We have two conference rooms so the buyers and sellers never have to be in the same room.

The rooms are wiped down and disinfected prior to use. The office is currently closed to the public and our agents and staff are working from home, so only those who have to be at the appointment, attend – further adding to individual safety concerns.

We also can do a “curbside” closing where you never leave your vehicle! Safety first!

Some sellers are allowing our agent to sign the closing documents by providing a one time event, power of attorney. We do suggest this to all sellers and make it happen if they agree!

Most buyers who are using a mortgage loan to purchase will have to sign in person but we do check with the lenders often to see if there are other options.

Selling Real Estate

The Real Estate Pros have tools in systems in place to help facilitate a showing without a lot of people in your home. We are taking walk thru videos and then offering them to agents who have clients requesting a showing. Potential buyers are asked to first look at the professional photos, then do a drive by. If they are still interested, we provide their agent with a video walkthru. If they really want to see it in person, we check with you.

We are providing buyer’s agents with gloves, booties, wipes and hand sanitizers if you approve a showing.

Actually, you don’t! A lot of our recent closings have had the sellers give a one-time, one event power of attorney to their agent. This allows the agent to sign the documents for them.

This is coordinated through the title company because an attorney typically draws up the special power of attorney needed. We are happy to do this for you!

Additionally, your funds can be wired to your bank account of choice. A lot of our sellers choose this option because the funds are considered cash and can be used immediately. With a paper check, a bank can put a hold of 14 days or longer before the funds can be used.

So, with the combination of a POA and wiring your funds, you don’t have to attend the closing appointment!

We can also do a “curbside” closing at our office in Pendleton, if we order title. That way you never have to leave your vehicle!
