How to Prepare for the Home Inspection Step in Your Home Buying Journey 

You’re about to embark on one of the most exciting times in your life: buying a home. Whether you’re moving into your first house or upgrading to something bigger, there are many steps to take before signing on the dotted line. One that is often overlooked is the home inspection.

 

Do’s and Don’ts: 

It’s perfectly normal to feel overwhelmed when you’re in the middle of buying a home. However, it’s important to stay on top of your game and know what you’re getting into before signing on the dotted line. The following tips will help make sure that your inspector is providing an honest understanding of your new home:

  • Don’t be afraid to ask questions! There are no dumb questions when it comes to making sure you understand everything about your new property. If something seems unclear or confusing, ask away!
  • Don’t be afraid to get the home inspector involved with explaining things in greater detail if necessary. A knowledgeable inspector can clarify any confusion about homes and their structures so that buyers can better understand what they are about to purchase.
  • If something doesn’t seem right, don’t hesitate! Many times people are reluctant at first but end up being glad they asked for clarification later down the line 

 

How to make the process as painless as possible

  • Create a list of questions in advance. This can be as simple as writing down the top five things you want to learn from your inspection, or it can be more detailed and itemized. It’s helpful to have answers to these questions before your home inspector shows up, so that you don’t waste time asking them while they are inspecting your home.
  • Bring someone with you—a spouse, parent or friend who knows what they’re doing (and has some knowledge about houses). Another set of eyes is always helpful when evaluating a potential property purchase!
  • Be flexible with your schedule: Don’t plan on showing up at 8am and leaving by 8:05am; this will only set you up for disappointment and frustration if something comes up during the day that prevents this from happening smoothly like traffic delays or other unforeseen circumstances

The home inspection is an important phase of the home buying process, and it’s important for you to be prepared. The inspector is there to serve you and help you with your real estate needs. They are not there to make your life difficult or confuse or contradict what they’re telling you. They can be a valuable source of information about the property and its systems, so long as they have been trained properly and know what they’re doing (which should be no problem if they work with one of our inspectors).
